What is the average 30-year mortgage rate this week?
The average 30-year fixed mortgage rate was 7.18% for the week of Nov 5, 2026, down 0.06 percentage points from 7.24% the week before. That is 2.34 percentage points above the 10-year Treasury yield (4.84% on Nov 5, 2026). A year earlier (Nov 6, 2025), the reading was 6.22%.
Why do mortgage rates follow the 10-year Treasury yield?
Most 30-year mortgages are paid off or refinanced well before 30 years, so lenders and mortgage-bond investors price them against the 10-year Treasury, adding a spread for credit, prepayment and servicing risk. When the 10-year yield moves, mortgage rates usually follow within days.
Will I get the rate shown here?
Not necessarily. It is an average for well-qualified borrowers. Your own rate depends on your credit score, down payment, loan size and type, any points paid and the lender.
Does the Fed set mortgage rates?
Not directly. The Fed sets the overnight federal funds rate; 30-year mortgage rates are set in the market and track longer-term Treasury yields, which reflect expectations for inflation, growth and future Fed policy. Mortgage rates can even rise after a Fed rate cut.
