Frequently asked questions
What are mortgage rates today?
The average 30-year fixed mortgage rate was 7.18% in the week of Nov 5, 2026, down 0.06 percentage points from the week before, and 6.22% a year earlier, according to Freddie Mac. That is the lowest since Sep 24, 2026. The 15-year fixed rate averaged 6.57%.
How much is the monthly payment on a $400,000 mortgage?
At 7.18% on a 30-year fixed loan, principal and interest on $400,000 come to about $2,710 a month, versus about $2,455 at last year's 6.22%. Taxes, insurance and any mortgage insurance are extra.
Why do mortgage rates follow the 10-year Treasury yield?
Most 30-year mortgages are paid off or refinanced within about ten years, so lenders and the investors who buy mortgage bonds price them off the 10-year Treasury yield plus a spread for credit, prepayment risk and costs. The Fed's rate decisions matter mainly through their effect on that yield.
What is the lowest and highest mortgage rate ever?
Since Freddie Mac's survey began in 1971, the 30-year rate peaked at 18.63% (Oct 9, 1981) and bottomed at 2.65% (Jan 7, 2021).
